For a roof with approximately 23.6 squares of roof area (your home footprint × pitch factor). This range covers materials, labor, tear-off of 1 layer, underlayment, and the workmanship for a Schoen's install.

The number above is a budget anchor. The way to get the real number is to put us on the roof, free, photo-documented, no obligation.

What this includes

  • Tear-off of 1 existing layer down to decking
  • Decking inspection (rotted plywood priced separately if found)
  • Ice-and-water shield in valleys + along eaves; synthetic underlayment field
  • New drip edge, vents, pipe boots, flashing as needed
  • Architectural shingles installed to manufacturer spec
  • Magnetic nail sweep + full site cleanup
  • Schoen's written workmanship guarantee on top of mfr warranty

What this calculator can and cannot tell you

This is a budget anchor, not a quote. The biggest single cost-mover on a roof replacement is the condition of the decking underneath the old shingles, and we cannot see that from a form. The second biggest is whether you file an insurance claim, since the carrier's approved scope often pulls in items the calculator cannot.

The numbers above reflect typical 2026 pricing across our Nebraska, Iowa, Kansas, and Missouri service area for asphalt shingle systems from GAF, Owens Corning, and CertainTeed. Metal, tile, slate, and premium designer shingles will run higher. Flat and low-slope commercial systems use different math entirely.

The way to get a real number is to put us on the roof. The inspection is free, photo-documented, and there is no obligation. If you have good years left, we will say so.
